“Costa Maya Duplex Beach House & Cottage”



   This two story Caribbean Beach house is perfect for those looking for a peaceful, off the grid home with all the comforts of high speed internet, plenty of water & solar power with two backup generators. It sits 100 ft. from the clear blue waters of the Mexican Caribbean.  
   Situated 3.7 km south of the village of Xcalak, Q.R. Mexico, it is the southernmost house on the Yucatan peninsula and only 3 km north of the Belize border with 82' of private beach frontage and 836' deep. (1.5 acres)

                                                                                Xcalak is famous for world class fly fishing for Bonefish, Tarpon and Snook as well as diving the Meso Americanos Reef which sits 1,500 yards straight out from your patio and bedroom window. This is the second largest reef in the world & the largest in the northern hemisphere. It can be reached in ten minutes by one of our ocean kayaks. Many species of fish as well as lobster, crabs, conch and rays abound the reef. Snorkeling is fantastic for experienced and beginners alike. "How you can purchase all or part of this property"
    The property is currently owned by a Mexican corporation of which we own 100% of the stock  unencumbered by debt or liens, the corporation has no other assets or liabilities, selling all or half of the property is very simple by transferring all or 50% of the stock in the corporation to you and creating a shareholders agreement based on the terms of the sale. It should not take more than 48 hours using an abagado (attorney) in Chetumal the capitol of Quintana Roo 2 hours away.

"What will it cost"
    To purchase the entire property will cost $219,000 US dollars; to purchase the downstairs duplex will cost $115,000; to purchase the upstairs duplex will cost $125,000. with either purchase you also obtain 100% use of of the entire property & amenities year round. You can live here year round and be able to rent the guest cottage which in most years has covered the entire cost of property upkeep. We are very easy people to get along with and will only be here for two months a year if we still own half.

"Basic description of the property"
    The property is 1.5 acres in size, it is 836 feet deep from the beach road to the Caribbean and with 82' of beach frontage, the lots on both sides of us for at least one mile are vacant so we are very private, safe and secure with a full Mexican Navy/Marine base 9/10 of a mile to the south. The town of Xcalak, 2 miles to the north is where you can find several beach bars and eating establishments and a few tiendas (small local stores) , Mahahual about 65 kilometers to the north is a bustling cruise ship destination with many restaurants and bars as well as tiendas for all your food and necessities. Major purchases can be made at Sam's Club, Walmart or one of many department stores in Chetumal about 100 miles away in the Mall of Americas. There are also many good deals to be had in the "Free Zone" in Belize. The property is part of an old coconut plantation which was subdivided 40 years ago into beachfront home sites thus yielding fresh coconuts year round to the extent that we are constantly giving them to the locals who make coconut ice cream bars, coconut cream and coconut oil. There are numerous other fruit trees on the property which we have planted and maintained over the years as well as several nut bearing almond trees which are native to the area.

"Livable Buildings"
  The main house is a two story duplex style home in that each floor has a master suite, full bath with tile shower, living area, desk and book shelf in master, dining area, private patio or balcony facing the sea, full compact kitchen, lots of storage, great views, separate lockable private entrance and plenty of parking. The main house is about 1,400 sq. ft. with the guest cottage and long building which is easily converted to livable space are about 800 sq. ft. combined.

"Out Buildings"
    The out buildings include the long building which currently serves as a workshop and storage building for lumber, PVC pipe, paint and other building materials, it has two bathrooms at one end a a palapa covered patio at the other end where we store several motorcycles. This building could easily be converted to a caretakers quarters with minimal expense. The other smaller building has three separate lockable compartments, one stores the generator, one stores gasoline, oil and yard chemicals and the third stores the lawn mower, floor jack and air compressor. The last of the outbuildins is just a 8'x3'x2' block structure with a hinged lid covering the well and well pump as well as 2 backup submersible pumps used for irrigation and car washing.

   As part of the sale and included in the purchase price is two ocean kayaks with double paddles, 8 panel solar system with inverter and battery bank, 1 brand new generator, 1 2012 model generator in new condition and 1 older generator for spare parts. A large array of garden tools, machetes and hand tools along with numerous socket sets and wrench sets. Power tools include a drill, belt sander, palm sander, grinder, weed whacker, lawn mower, tiger saw and two dremel sets, skill saw and electric jig saw and many hand tools, wheelbarrow, shovels, pitch forks and rakes. All the furniture and appliances are also included.
